Florida’s documentary stamp tax is set by statute, and Miami-Dade has its own deed rate:

What we check on every Miami-Dade file
- Public records for the chain of title, mortgages, judgments and recorded liens.
- Municipal lien searches for open or expired permits, code violations and utility liens with the right city or the county.
- Property taxes with the Miami-Dade Tax Collector, prorated between buyer and seller at closing.
- Association estoppels for condominiums and HOAs, which Florida law requires within 10 business days of a request.
Common questions
Who pays for the owner’s title policy in Miami-Dade?
By local custom, the buyer pays for the owner’s policy and selects the title company. Elsewhere in Florida the seller often pays. Your contract controls either way.
Where are deeds recorded in Miami-Dade County?
Deeds and mortgages are recorded with the Miami-Dade Clerk of the Court. We record your documents after closing and confirm the recording for you.
